Starting estimates for Los Angeles and surrounding Southern California service areas, October 2026. Final scope and price depend on your property, selected layout and finishes. Renderings illustrate proposed designs, not completed projects.

From idea to home

A clear path, from the first conversation.

  1. Property consultation. Discuss your goals, available space, access and utilities.
  2. Design and engineering. Adapt your preferred concept to your lot and establish the scope.
  3. Permitting. Coordinate the drawings and respond to the city’s review.
  4. Construction. Allow approximately 3–5 months for a garage conversion or 5–8 months for a detached ADU after permits are issued, subject to scope and site conditions.
  5. Final walkthrough. Review the finished work and complete the required inspections.

Know what you are comparing

Your property shapes the final price.

The model price is a starting estimate for construction. Your written proposal will itemize design, permits, construction, kitchen and finish allowances.

City fees, utility runs, electrical upgrades, demolition, grading, soils or hillside work, solar, appliances and landscaping can change the final cost.

Design and permitting time is separate from the construction estimate.

Good questions to start with.

Can a model be adapted to my property?

Yes. These concepts are starting points. The final layout, openings and exterior are developed around the site, your priorities and the required approvals.

Are these photos of completed projects?

These are original design concept renderings. Visit our project portfolio to see completed Green Design and Build work.

Is the starting price a fixed quote?

No. The final price follows a property review and a written scope of work. Garage conversions also depend on the condition of the existing structure.

What does the starting price include, and what is left out?

The starting estimate covers construction of the model as shown, with installation labor and the standard material allowances included. Site-dependent costs, city fees, utility extensions, electrical panel upgrades, solar, demolition, unusual foundations, appliances and landscaping are not included unless your written proposal lists them.

Does the starting price include design and permit fees?

No. The starting estimate is for construction only. Design and permit fees are separate and are itemized in your written proposal. Design and permitting time also comes before the construction timeline begins.

How long does it take from the first call to move-in?

Most ADU projects take six months to a year in total. Design, engineering and plan check come first. Construction then takes about 3–5 months for a garage conversion or 5–8 months for a detached ADU after permits are issued.

Garage 400 and Studio 400 are both 400 sq ft. Why do the prices differ?

Garage 400 reuses the slab, walls and roof of your existing garage. Studio 400 is a new detached building, so it needs its own foundation, new utility runs and solar panels. That is why it starts at $160,000 rather than $100,000.

Can I add a bedroom or a second bathroom to a model?

Yes. The Garden 600 two-bedroom layout adds $10,000 to the starting estimate. The second bathroom on Courtyard 800 and the third bedroom on Haven 1000 and Retreat 1200 do not change the starting estimate. Other changes are priced in your written proposal.

Are these models prefab or modular units?

No. Every model is site-built. Electrical, plumbing and HVAC are performed by licensed tradespeople under our permits, and you have one project manager from the site walk through final inspection.

Can I use a model as a home office, gym or guest house instead of a rental?

Yes. We build ADUs and garage conversions used as offices, gyms, studios and guest space as well as rentals. The layout and finishes are developed around how you plan to use the space.

What happens after I request a consultation?

We review the property, visit the site and send a written proposal within 48 hours of the site visit. You receive a 3D rendering of your design before construction begins.

Can you help with financing?

We are a builder, not a lender, but we can explain the financing paths our ADU clients typically use and provide the written feasibility summary and budget that lenders ask for. The ADU page describes the options in more detail.
