Why does Retreat 1200 cost more than Haven 1000 with the same rooms?
Retreat 1200 adds 200 sq ft of floor area to the same room program, so the living areas and bedrooms are larger. The added area means more foundation, framing, roof and finished surfaces, which is reflected in the $400,000 starting estimate.
Can I build 1,200 sq ft on my lot?
Most cities allow detached ADUs up to 1,200 sq ft, but that upper limit is a local allowance rather than a statewide guarantee, so it depends on your lot and city. We confirm what your property allows during the property review. Haven 1000 shares the same room program if 1,200 sq ft does not fit.
How long does a Retreat 1200 take?
Construction takes about 5–8 months after permits are issued. Design, engineering and plan check come before that, and most ADU projects run six months to a year from the first meeting to move-in.
Does the starting price include design and permit fees?
No. The starting estimate is for construction only. Design and permit fees are separate and are itemized in your written proposal. Design and permitting time also comes before the construction timeline begins.
