Two ways to use your space.
Early space-planning diagrams show room relationships, not approved floor plans. Doorways, closets, wall thicknesses, circulation and dimensions are developed in your architectural drawings. Exterior and interior renderings illustrate the design direction.

Understand your starting price

Design and permitting time is separate from the construction estimate. Your final footprint and placement are developed for your lot.
Good questions about the Studio 400.
Why does Studio 400 cost more than Garage 400 at the same size?
Garage 400 reuses the slab, walls and roof of an existing garage. Studio 400 is a new detached building, so it needs its own foundation, new utility runs and solar panels. That is why it starts at $160,000 rather than $100,000.
Does a detached Studio 400 need solar panels?
Yes. New detached ADUs in California must have solar panels under the statewide Energy Code (Title 24). Solar appears as its own line in your proposal. A converted garage does not have this requirement.
How long does a Studio 400 take?
Construction takes about 5–8 months after permits are issued. Design, engineering and plan check come before that, and most ADU projects run six months to a year from the first meeting to move-in.
Does the starting price include design and permit fees?
No. The starting estimate is for construction only. Design and permit fees are separate and are itemized in your written proposal. Design and permitting time also comes before the construction timeline begins.
