Our Process
From the first conversation to the final walkthrough, here is what working with us looks like.
1. Consultation
We start with a conversation about your goals, your property, and your budget.
2. Site Visit
We assess the property in person and talk through what is realistic for your space. The visit itself takes about two hours.
3. Design & Proposal
We put together a design direction and a clear, itemized proposal, usually within about 48 hours of the site visit.
4. Contract & Permits
We finalize the agreement and pull any required permits before work begins. The paperwork takes about a week. Plan check is out of our hands — how long it runs depends on your city’s building and safety department.
5. Construction
We manage every trade in-house and keep you updated throughout the build. How long this takes depends on the size of the job.
6. Final Walkthrough
We walk the finished project with you and resolve anything on the punch list. We are not finished until every inspection has passed.

How many projects has Green Design and Build completed?
More than 500 completed projects. The company is licensed with the California Contractors State License Board under licence number 1110975 and works across Los Angeles, Ventura, Orange and Riverside counties.
How much does an ADU cost in Los Angeles?
For a permitted, finished ADU, realistic budgeting ranges in Los Angeles are: a garage conversion, $100,000 to $200,000; a detached 500 square foot ADU, $180,000 to $260,000; a detached 700 to 800 square foot ADU, $225,000 to $350,000; and a detached 1,000 square foot ADU, $300,000 to $450,000 and up. As a rule of thumb, budget $300 to $450 per square foot all-in for a normal detached ADU. Difficult lots and higher-end construction can run past $500 per square foot. These are budgeting figures rather than a quote — the number for your lot depends on the site, the utilities and the finishes you choose.
What should I budget for a 750 square foot two-bedroom ADU?
Somewhere around $250,000 to $325,000, before assuming anything cheaper. That follows from the $300 to $450 per square foot all-in range that fits most normal detached ADUs in Los Angeles.
How long does an ADU take, from the first call to final inspection?
Usually six months to a year. The build itself is fairly predictable. What varies most is the city — how long the permit and plan check take differs a lot between jurisdictions, and that is the part nobody can promise up front.
Do I need a permit to convert my garage into an ADU?
Yes. A garage conversion needs a permit like any other ADU, which means plans, plan check and inspections.
Do you handle design and permits, or only construction?
All of it. Design, permits and construction under one license, so you are not managing an architect, an expediter and a builder separately.
How much is due up front, and how is the rest paid?
By California law the down payment on a home improvement contract cannot be more than $1,000 or 10 percent of the contract price, whichever is less. The Contractors State License Board confirms this covers the construction of an accessory dwelling unit. After the down payment, payments follow the work: a contractor cannot be paid more than the value of the work actually completed at that point. Anyone asking a homeowner for a larger deposit than that is not permitted to.

Do you warranty your work?
Yes. We warranty our labor for one year from the date the work is completed. Materials, fixtures and appliances carry their own manufacturer warranties, which are separate from ours and vary by product.
