Bathroom Remodeling in Los Angeles and Across Southern California
Waterproofing, tile, plumbing and finish work handled by one licensed team. Start with a free consultation and an itemized estimate.
Bathroom remodeling is the replacement or reconfiguration of a bathroom’s tile, shower or tub, vanity, toilet, flooring, lighting, ventilation and, when the layout changes, its plumbing and walls, built over a proper waterproofing system. Green Design and Build is a licensed, bonded and insured general contractor (CSLB #1110975) based in Van Nuys, serving homeowners across Los Angeles County, Orange County, Ventura County, western Riverside County and western San Bernardino County. A bathroom remodel typically costs $8,000 to $18,000 for a same-layout refresh, $18,000 to $40,000 mid-range and $40,000 to $80,000 or more high-end, with 2–3, 3–5 or 5–8 weeks of construction respectively plus 1–4 weeks of design and permits.

How much does a bathroom remodel cost in Southern California?
In Los Angeles a bathroom remodel typically costs $8,000 to $18,000 for a same-layout refresh, $18,000 to $40,000 for a mid-range remodel and $40,000 to $80,000 or more for a high-end renovation. The figures below come from our detailed guide to how much a bathroom remodel costs. They are typical Los Angeles budgeting ranges, not a quote; your written estimate will itemize your scope, allowances and permit costs.
| Scope | What is included | Typical Southern California range |
|---|---|---|
| Basic refresh (same layout) | Fixtures stay where they are; new flooring, tile, vanity, toilet, faucets, lighting, mirror and paint | $8,000–$18,000 |
| Mid-range remodel | Some layout change and better finishes: tub-to-shower conversion, relocated vanity, moved plumbing, frameless glass, new exhaust fan | $18,000–$40,000 |
| High-end renovation | Full layout reconfiguration, custom vanity, large-format or natural stone tile, curbless shower, heated floor, premium fixtures | $40,000–$80,000+ |
Structural changes, custom work and premium materials can push a bathroom past $100,000. Our guide to what a Los Angeles general contractor costs uses the same three tiers: $8,000 to $18,000 for a same-layout refresh, $18,000 to $40,000 for a mid-range remodel and $40,000 to $80,000 or more for high-end work.
What moves the number
- Plumbing relocation. Relocating a toilet is especially expensive because of the size and slope requirements of the drain line. On a concrete slab, moving a drain means cutting and jackhammering the slab, trenching and patching; on a raised foundation with crawlspace access the same move is far simpler. Many 1950s–70s Valley ranch houses sit on raised foundations; newer Orange County and Santa Clarita homes are usually slab.
- Tile format and pattern. Standard 12-by-24-inch porcelain in a straight lay is the most affordable install. Herringbone, chevron, hexagon, mosaics and natural stone take more cutting, alignment and waterproofing detail.
- Shower construction. A prefabricated pan and surround costs less than a tiled shower with a custom pan; a curbless (zero-threshold) shower requires recessing the floor framing or slab.
- Vanity and fixtures. A stock vanity from a good manufacturer can look excellent; custom vanities, wall-hung units and pro-grade fixtures move the price quickly.
- Hidden damage. Water damage behind a tub surround or under a toilet, galvanized supply lines, cast-iron drains and unpermitted past work only show up after demolition. We recommend a 15 to 20 percent contingency, higher on homes over 20 to 30 years old or where grout is cracked, caulk has failed, or the floor feels soft near the tub.
A real example from our cost guide: a straightforward $22,000 refresh that kept the tub in place. On the second day of demolition the wall behind the tub surround was so deteriorated that a screwdriver passed through it, caused by a failed tub overflow gasket that had leaked for years. The fix required removing the tub, replacing subfloor, repairing framing, mold cleanup, drying time and an inspection of the framing repair. It added roughly $6,500 and about a week and a half, and the project finished near $28,500, about 30 percent over the original budget. That is why we write contingency into the plan before demolition rather than discovering it in a change order.
How long does a bathroom remodel take?
| Phase | What happens | Typical duration |
|---|---|---|
| Design, selections and permits | Layout, tile, vanity, fixtures, glass and lighting chosen and long-lead items ordered; plumbing, electrical and mechanical permits through LADBS or the local city, plan check only if walls or structure change | 1–4 weeks |
| Construction | Demolition, rough plumbing and electrical, framing, inspections, waterproofing, tile, fixtures, glass, paint, punch list | Refresh 2–3 weeks; mid-range 3–5 weeks; full reconfiguration 5–8 weeks |
Two items routinely stretch a bathroom schedule. Frameless shower glass is measured only after the tile is finished and then takes one to two weeks to fabricate. Custom vanities and special-order tile can take longer than the construction itself, which is why we order before demolition.
Waterproofing: the part you will never see
Tile and grout are not the waterproofing system. Grout is porous, caulk fails, and a shower that relies on them will eventually soak the framing, subfloor and the room next door. A properly built shower has a continuous waterproofing membrane or system beneath the finished surface: a sloped, waterproofed pan tied to the drain, membrane or waterproof backer on the walls, sealed corners and penetrations, and a niche that is flashed as carefully as the walls. The shower should be flood-tested before tile goes on. A shower built this way is designed to manage water for decades; one built with tile over ordinary drywall is the kind we tear out.
We specify the waterproofing system in writing in every estimate. If an estimate you are comparing does not name one, ask.

Tile, showers and tubs
- Tub-to-shower conversion is the most common request in Southern California bathrooms built from the 1950s through the 1980s. It usually keeps the drain location, so it sits in the mid-range tier.
- Large-format porcelain means fewer grout lines and easier cleaning but needs flat, well-prepared walls.
- Natural stone needs sealing and is sensitive to acidic cleaners; quartz counters and porcelain floors are the lower-maintenance choices.
- Shower floor tile should be slip-resistant; small mosaics also follow the slope to the drain.
Ventilation
Inadequate ventilation is the most common defect we find in older Southern California bathrooms, and it explains most peeling paint, musty odors and mold on ceilings. A proper exhaust fan is sized for the room, ducted to the outside (not into the attic), and quiet enough that people actually run it. For a new or relocated fan, the electrical work and duct penetration are part of the permit. A humidity-sensing switch is a cheap upgrade in coastal and canyon neighborhoods where bathrooms stay damp.
Plumbing relocation
Keeping the toilet, sink and shower where they are is the single most effective cost control in a bathroom remodel. When the layout genuinely does not work, the order of expense is usually vanity (easiest), shower or tub, then toilet. Moving fixtures also means new supply and drain lines, a plumbing permit, and often replacing the galvanized or cast-iron pipe we find in pre-1980 homes. On a slab, factor in concrete cutting and patching. Our Los Angeles plumbing partners handle rough-in and inspection as part of the same schedule.
Aging-in-place and accessible bathrooms
A bathroom remodel is the right moment to build in features that keep the room usable for decades, whether for a parent moving in or a homeowner planning to stay. Common accessibility and aging-in-place options include:
- A curbless or low-threshold shower with a linear drain
- Solid blocking inside the walls so grab bars can be installed now or later without opening the tile
- A built-in shower bench and a handheld shower on a slide bar
- Comfort-height toilets and a vanity with knee clearance
- A wider doorway (36 inches where the framing allows) and lever handles
- Slip-resistant floor tile and layered lighting with a night-light circuit
These features cost little when planned before demolition and a great deal when added afterward. Blocking for grab bars is the cheapest insurance in a bathroom.
Do you need a permit to remodel a bathroom in Los Angeles?
Almost always, yes. LADBS lists replacing or relocating the vanity, toilet, sink, tub or shower, any electrical work and replacing the wallboard behind the tile as permit work; it exempts only towel bars, mirrors, paint and floor coverings when nothing else is done (a tile-only job over sound backer is the one real exception, and it rarely stays tile-only once the old tile comes off). A bathroom that keeps its layout and does not touch structure gets an express permit issued over the counter with no plan check. Moving a wall, changing framing or a window means plan check. Bathrooms require GFCI-protected outlets and, under Title 24, high-efficacy lighting and an exhaust fan that meets ventilation requirements.
Inside the City of Los Angeles, including Van Nuys, Sherman Oaks, Encino, Studio City, Woodland Hills and North Hollywood, permits come from LADBS. Burbank, Glendale, Pasadena, Santa Clarita, Long Beach, Torrance and every Orange County city run their own building divisions; unincorporated areas fall under LA County Building and Safety; the Ventura County cities and Corona, Riverside, Murrieta and Eastvale issue their own. We pull the permits under our license and schedule inspections, and the estimate includes permit fees. Homes built before 1978 get lead-safe demolition, and older tile floors and mastics are tested for asbestos when there is reason to suspect it, with abatement by a licensed abatement contractor.

Bathroom remodeling FAQ
How much does a bathroom remodel cost in Southern California?
A bathroom remodel in Southern California typically costs $8,000 to $18,000 for a basic refresh that keeps the existing layout, $18,000 to $40,000 for a mid-range remodel with some plumbing changes and better finishes, and $40,000 to $80,000 or more for a high-end renovation with a full reconfiguration. Structural changes and premium materials can exceed $100,000. These are typical Los Angeles budgeting ranges, not a quote.
How long does a bathroom remodel take in Southern California?
A bathroom remodel in Los Angeles usually takes two to three weeks of construction for a same-layout refresh, three to five weeks for a mid-range remodel, and five to eight weeks for a full reconfiguration, after one to four weeks of design, selections and permitting. Frameless shower glass, custom vanities and special-order tile are the usual causes of delay, so we order them before demolition.
Do I need a permit to remodel my bathroom in Los Angeles?
Almost always, yes. LADBS treats replacing or relocating the vanity, toilet, sink, tub or shower, any electrical work and replacing the wallboard behind the tile as permit work, and exempts only towel bars, mirrors, paint and floor coverings when nothing else is done; a tile-only job over sound backer is the one real exception. A same-layout bathroom with no structural change gets an express permit over the counter with no plan check; moving a wall or changing framing or a window goes to plan check. Inside the City of Los Angeles the permit comes from LADBS; other cities and unincorporated areas use their own building departments.
How much does it cost to move a toilet or shower?
Moving a toilet is the most expensive plumbing relocation in a bathroom remodel because the drain line is large and must hold a continuous slope, and on a slab foundation the concrete has to be cut, trenched and patched. Moving a shower or vanity is usually less involved. Keeping fixtures in their existing locations is the single biggest cost control in a Southern California bathroom remodel.
Is a tub-to-shower conversion a good idea?
A tub-to-shower conversion is the most common bathroom remodel request in Southern California and usually falls in the mid-range tier because the drain location stays the same. Keep at least one bathtub in the house if you have young children or expect to sell to families; otherwise a walk-in shower with a bench and handheld shower is easier to use and clean.
What waterproofing should a shower have?
A properly built shower in Southern California should have a continuous waterproofing membrane or system beneath the tile: a sloped, waterproofed pan connected to the drain, waterproofed walls and niche, sealed corners and penetrations, and a flood test before tile is installed. Tile and grout are not waterproof. Any estimate that does not name the waterproofing system is leaving out the most important part of the job.
How do I make a bathroom accessible or ready for aging in place?
To make a Southern California bathroom ready for aging in place, plan a curbless or low-threshold shower with a linear drain, blocking in the walls for grab bars, a shower bench and handheld shower, a comfort-height toilet, a 36-inch doorway where framing allows, slip-resistant floor tile and good lighting. These features add little cost when built into the remodel and are expensive to retrofit later.
Why is my bathroom ceiling peeling or moldy?
A peeling or moldy bathroom ceiling in a Southern California home is almost always a ventilation problem: an undersized fan, a fan that vents into the attic instead of outside, or no fan at all. A properly sized exhaust fan ducted to the exterior, run during and after showers, prevents the condensation that damages paint and drywall. We treat ventilation as part of every bathroom remodel, not an add-on.
How should I compare bathroom remodeling contractors in Southern California?
Compare bathroom remodeling contractors in Southern California on the detail in the estimate, not the bottom line. Look for a named waterproofing system, fixtures identified by brand and model or by dollar allowance, permits included, demolition and disposal spelled out, a hidden-damage provision, and milestone payments with written change orders. Verify the license on the CSLB website and reject any deposit above $1,000 or 10 percent of the contract, whichever is less.
