Does the second bathroom change the price?
No. The one-bath and two-bath layouts share the same $250,000 starting estimate. Your written proposal confirms the final scope and selections.
Is 800 sq ft with two bedrooms allowed in my city?
Yes. California requires cities to allow an ADU of at least 850 sq ft, or 1,000 sq ft when it has more than one bedroom, so a two-bedroom Courtyard 800 is inside the size every city must permit. Setbacks, height and placement are confirmed during the property review.
How long does a Courtyard 800 take?
Construction takes about 5–8 months after permits are issued. Design, engineering and plan check come before that, and most ADU projects run six months to a year from the first meeting to move-in.
Does the starting price include design and permit fees?
No. The starting estimate is for construction only. Design and permit fees are separate and are itemized in your written proposal. Design and permitting time also comes before the construction timeline begins.
