Why an addition rather than a conversion
Adding square footage costs more per foot than reworking what you already have, and it takes longer, because you are building a structure rather than changing one. What you get for that is space that did not exist before, on your terms, without giving up a bedroom or the garage.
This one is a room addition, not an accessory dwelling unit. The distinction matters more than it sounds: an addition is part of the house and is permitted and built that way, while an ADU is a separate legal dwelling with its own rules about size, setbacks, parking and utilities. Which one you want should be settled before anything is drawn, because they are not interchangeable halfway through.
Putting a bathroom in a new room
The bathroom is the part that decides where an addition can sit. Drainage has to fall the right way to reach the existing sewer line, and the further you are from it — or the lower the new floor sits relative to it — the more that costs. It is worth establishing on the first visit rather than after the slab is down.
This one took a full bathroom with a shower and a walk-in tub, which also meant sizing the water supply and the electrical properly rather than spurring off whatever was nearest.

The hard part of an addition is the join
Building a new room is straightforward. Attaching it to a house that has been standing and settling for fifty years is where additions succeed or fail, and almost every problem that shows up later — a crack at the junction, a step in the ceiling, a roof that leaks where old meets new — originates at that interface.
- The new foundation has to match the old one’s behaviour. A new footing bears on soil that has never carried load, next to an old footing that has finished settling. They will move differently unless the new work is designed for it, which is a question for the engineer rather than the framer.
- Floors have to meet. The existing floor level is whatever it is, including any settlement it has picked up. The new floor is built dead level. Where they meet, somebody has to resolve the difference — ideally in the framing, not with a threshold strip afterwards.
- Roof planes have to intersect properly. A new roof tying into an old one creates a valley, and valleys concentrate water. That flashing detail is the most likely place for the finished house to leak.
- The lateral system changes. Adding to a house alters how it resists earthquake and wind, and the shear path has to be continuous through the new work into the old.
Putting a bathroom in a new room
Adding plumbing to an addition is not the same as adding a fixture inside the existing house. The waste has to reach the existing sewer line with continuous fall, which is what determines where the bathroom can go — not the floor plan. Vents have to reach the roof. Water supply has to come from a system sized for the house as it was, and adding fixtures changes that demand.
This is why the sensible order is to establish where the drain can physically go, and design the room around it, rather than draw a bathroom and ask the plumber to make it work.
Matching, or deliberately not matching
Two honest approaches, and the failure is in the middle. Either the addition disappears — matching stucco texture, roof pitch, eave detail, window proportion and finish so nobody can tell where the house ends — or it reads as clearly new, in a way that looks intentional.
What looks wrong is a near-match: stucco that is close but not the same texture, a roof pitch a couple of degrees off, windows in a similar but different proportion. The eye catches the discrepancy without being able to name it. If matching is the goal, it has to be committed to, including the parts nobody thinks about, like the eave depth and the gutter profile.
Worth knowing: stucco is very difficult to match invisibly on a patch. The reliable answer where appearance matters is to re-coat a whole elevation to a natural break rather than feathering into the middle of a wall.
Questions about room additions
What decides where the addition can go?
Setbacks, lot coverage and height limits set the envelope, and those are city-specific. Within that, the drain line usually decides the interior layout more than anything else. The design conversation should start with both, not with a floor plan.
Do I need a survey?
Frequently, yes. Setbacks are measured from property lines, and property lines are rarely where fences are. On a project where the addition is anywhere near a setback, a survey is cheap certainty compared with discovering the problem at inspection.
How long does an addition take?
The construction is a minority of the calendar. Design, engineering, plan check and permitting come first and are frequently the longer half. Once on site, the sequence — foundation, framing, rough trades, inspection, insulation, drywall, finishes — has fixed dependencies that cannot be compressed by adding people.
Will the addition affect my property taxes?
Adding square footage is assessable new construction in California, so yes, typically. It is a question for the county assessor rather than for us, but it belongs in the decision rather than as a surprise afterwards.
