Bathroom Remodeling in Woodland Hills

A Woodland Hills bathroom we built

What Woodland Hills houses need
Woodland Hills splits into two very different building problems, and which side of Ventura Boulevard you are on usually decides which one you have.
- North of the boulevard — mostly post-war tract housing on slab. The bathrooms are small, the original cast iron or galvanized supply lines are at the end of their life, and the waste line is often cast iron under the slab. Moving a toilet or a shower drain means cutting and patching concrete, which is the single biggest cost swing on a slab-on-grade bathroom.
- South of the boulevard, into the hills — raised foundations, sloped lots, and narrow streets. Working under the floor is easier, so relocating fixtures is cheaper than on a slab. Getting materials to the house is harder, and a hillside lot can add access and staging costs that have nothing to do with the bathroom itself.
- Both — houses of this age frequently have no bathroom exhaust fan ducted to the outside, or one venting into the attic. That has to be corrected as part of the work, and it is the most common reason we find mould behind tile.
None of that is exotic. It is the ordinary condition of a Valley house built between about 1950 and 1975, and it is why a fixed price on a bathroom is only meaningful once someone has actually looked under the floor or at the slab.
Permits in Woodland Hills
Woodland Hills is in the City of Los Angeles, so the permit comes from LADBS. The counter that serves it is the Van Nuys Development Services Center at 6262 Van Nuys Blvd — the same office we use for our own Van Nuys work.
The dividing line that decides how long your permit takes is structural, not cosmetic. A bathroom remodel that keeps the walls where they are — even one that runs new circuits, moves a sink and re-does all the plumbing inside existing walls — is normally an express permit over the counter, with no plan check. Move a wall, or touch anything structural, and it goes to plan check with drawings.

How long it takes
A same-layout bathroom is usually three to five weeks on site once materials are in hand. A remodel that moves plumbing runs four to seven weeks, and longer on a slab where the concrete has to be cut, patched and cured. Add one to three weeks up front for design and the permit, longer if the job goes to plan check. Custom vanities and stone slabs are the items that most often set the start date, not the construction itself.
Questions we get asked
My house is on a slab. How much does that add?
It depends entirely on whether fixtures move. Keep the toilet and shower drain where they are and the slab is irrelevant. Move either one and we are cutting concrete, re-routing waste line, patching and letting it cure — typically a few thousand dollars and several extra days. This is the first thing we check on a site visit north of the boulevard, because it changes the design conversation completely.
Is my hillside house going to cost more?
Usually a little, and rarely for the reason people expect. A raised foundation actually makes moving plumbing easier than a slab. What costs money on a hillside lot is access — narrow streets, no staging area, carrying materials and carrying debris out. We price that honestly at the site visit rather than discovering it later.
Can you replace my old galvanized supply lines while you are in there?
Yes, and on a house of this age we usually recommend it for the bathroom at minimum. The walls are already open, so re-piping that bathroom costs a fraction of what it costs as a standalone job later. Whether to re-pipe the whole house at the same time is a separate conversation about budget and disruption, and we will give you a straight answer either way.
Do I need a permit for a bathroom remodel in Woodland Hills?
Yes. Any bathroom remodel involving plumbing, electrical or ventilation needs a permit from LADBS. If the walls stay put it is normally an express permit over the counter with no plan check. Work without one and you inherit a problem at resale, when the buyer’s agent pulls the permit history on the property.
Can you convert my tub to a walk-in shower?

How disruptive is this if I work from home?
A single bathroom remodel is one of the less disruptive jobs we do. Demolition is the loud part and it is over in a day or two. We contain dust, keep the route to the work area covered, and agree working hours with you before we start. Where a Woodland Hills house gets awkward is when it has only one bathroom — we will tell you honestly whether the schedule works for you or whether you should plan to be elsewhere for part of it.
