How it works

One contract covers every stage, so there is one phone number to call and one team responsible for the date. A whole-house renovation takes two to five months of construction, plus roughly one to three months of design and permitting up front.

Start with a site visit
  1. Site visit and feasibility

    1 to 3 weeks

We walk the house, check the structure, panel, plumbing and roof, and send a written proposal within 48 hours of the visit.

  2. Design, engineering and permits

    1 to 3 months

You approve a 3D rendering before anything is built. Structural, Title 24 and the city submission are handled under our contract, as one permit set with one plan check and one round of inspections.

  3. Construction

    2 to 5 months

Demolition, structure, rough plumbing and electrical, inspection, insulation, drywall, then finishes, in that order. A project manager on your job, scheduled city inspections, and a workmanship warranty written into the contract.

  4. Final inspection and move-in

    Permit finaled

The house is signed off, with every permit closed and the paperwork in your hands.

An Encino house, taken to the studs and rebuilt

A complete interior remodel of a single-family home in Encino: demolition to the studs, electrical and plumbing rerouted for the new layouts, a white kitchen with a quartz waterfall island, bathrooms in dark marble-look stone with floating vanities, and a living room built around a full-height stone fireplace wall.

What is in the contract

Everything below is written into the agreement, not promised on the phone.

  • One licensed contractor

Class B license 1110975, bonded and insured. We hold the contract, pull the permits and are accountable for the date, from the first drawing to the final inspection.

  • A 3D rendering before we build

Every project gets a rendering of the finished rooms and a written proposal within 48 hours of the site visit. No pressure, no surprises on the invoice.

  • A warranty in writing

Our workmanship warranty is written into the contract, not promised verbally.

  • Financing that fits a renovation

HELOC, cash-out refinance and construction loans are the usual routes. Contractor financing is also available through Synchrony, Service Finance and Home Run Financing, with zero down options subject to credit approval.

    • Zero down option
  • One permit, one sequence

Structure, roof, electrical, plumbing, insulation and finishes go in under one permit set and one schedule, in the order the inspections require, so nothing is opened twice.

  • People, not a call center

Calls are made by our team and recorded, which we announce at the start. We reply within one business day.

Before you call

How much does a whole-home renovation cost?

It depends on the house: foundation and seismic work, whether the roof, panel and piping are replaced, how much of the layout changes, and the finishes you choose all move the number. That is why we do not quote from a web page. We walk the house with you and send a written, itemised proposal within 48 hours of the visit, covering design, engineering, permits and construction.

Can I finance it?

Yes. Most homeowners use a HELOC, a cash-out refinance or a construction loan. Contractor financing is also available through Synchrony, Service Finance and Home Run Financing, including zero down options, subject to credit approval. We walk you through the choices at the site visit.

How long does it take?

Two to five months of construction, plus roughly one to three months of design and permitting up front. The site visit and feasibility take one to three weeks. You get the dates for your project before you sign.

Renovation or remodel: which do I need?

A remodel changes the look and layout inside the existing structure: cabinets, tile, fixtures, flooring, maybe one non-bearing wall. A renovation touches the systems that hold the house up and make it run: down-to-studs interiors, a new electrical service, a full repipe, foundation or seismic work, a new roof, new windows. A 1950s to 1970s house with its original panel, galvanized pipe and single-pane windows is almost always a renovation, even if you started out thinking about a kitchen.

All at once, or in phases?

All at once means one permit set, one plan check, one round of inspections and the lowest total cost, because the trades mobilize once and the structure is opened once. Phasing over one to three years spreads the cash flow, but each phase needs its own permit, later phases can trigger updated code requirements, and some work gets opened twice. We lay out both paths at the site visit.

What happens after I send the form?

A member of our team replies within one business day to set a site visit. We walk the house, talk through what it needs and what you want it to become, and send a written proposal within 48 hours of the visit. Calls are made by real people and are recorded, which we announce at the start.
