How it works
One contract covers every stage, so there is one phone number to call and one team responsible for the date. A typical ADU takes six months to a year from first meeting to move-in.
Site visit and feasibility
1 to 3 weeksWe walk the lot, check setbacks, utilities and the existing garage, and send a written proposal within 48 hours of the visit.
Design, engineering and permits
2 to 5 monthsYou approve a 3D rendering before anything is built. Structural, Title 24 and the city submission are handled under our contract. California law gives the city 60 days to approve a complete ADU application.
Construction
3 to 8 monthsThree to five months for a garage conversion, five to eight for a detached unit. A project manager on your job, scheduled city inspections, and a workmanship warranty written into the contract.
Final inspection and move-in
Certificate of occupancyThe unit is signed off, rent-ready or family-ready, with every permit closed and the paperwork in your hands.
A two-car garage, now a 500 square foot home
A detached garage beside the pool became a roughly 500 sq ft ADU with its own kitchen, bathroom and entrance. The roof structure was rebuilt, new windows were cut in, and the exterior was waterproofed and stuccoed.

More completed work, with before, during and after photographs, is in our project gallery.

Before you call
How much does an ADU cost?
It depends on the lot more than the unit: utility runs, setbacks, the existing garage, soil and the finishes you choose all move the number. That is why we do not quote from a web page. We walk the lot with you and send a written, itemised proposal within 48 hours of the visit, covering design, engineering, permits and construction.
Can I finance it?
Yes. Most homeowners use a HELOC, a cash-out refinance or a construction loan. Contractor financing is also available through Synchrony, Service Finance and Home Run Financing, including zero down options, subject to credit approval. We walk you through the choices at the site visit.
How long does it take?
Six months to a year from the first meeting to move-in. Feasibility takes one to three weeks, design and permits two to five months, and construction three to five months for a garage conversion or five to eight months for a detached unit. You get the dates for your project before you sign.
Who handles the permits?
We do, under the same contract as the design and the build. Structural calculations and Title 24 documents come from outside consultants we coordinate. Under California Government Code § 66317, the city must approve or deny a complete ADU application within 60 days.
Garage conversion or detached ADU?
A garage conversion is usually the cheapest route to a legal ADU because the slab, walls and roof already exist, and construction is shorter. A detached unit costs more but gives you more space, better light and a layout designed from scratch. We tell you which one your lot supports at the site visit.
What happens after I send the form?
A member of our team replies within one business day to set a site visit. We walk the lot, talk through what you want the unit to do, and send a written proposal within 48 hours of the visit. Calls are made by real people and are recorded, which we announce at the start.
